Transient PMS vendors bolt “long stay” modules onto a nightly-turn core. Extensions live in WhatsApp threads, after-hours messages pile up until morning, and housekeeping is coordinated over radios. ExtendIQ was built the other way around — extensions, guest communication, and housekeeping are the product, not afterthoughts.

Eventually, yes — ExtendIQ replaces the PMS. Most operators run side-by-side for 30 days during the migration window, then sunset the old system. The work happens between you and our implementation team on a fixed timeline.

We’ll tell you. Below that threshold, a transient PMS is usually still the better economic call and we won’t fit you. Our best operators are 50–200 rooms running 30%+ ES nights — that’s where the leak math works.

It answers — autonomously — for the topics it’s been trained on at your property (WiFi, housekeeping schedules, amenities, local recommendations, maintenance routing). For stay extensions, it drafts the request and routes to your team for the final confirmation. For anything it’s less than 90% confident on, it hands off to staff. Not yet. Our current focus is the three things our pilot operators told us hurt most: extensions, after-hours communication, and housekeeping coordination. Billing and compliance integrate with your existing PMS today via our API and webhooks. A native billing engine is on the roadmap for v2.

Four weeks. Week 1 data assessment, week 2 property configuration, week 3 staff training, week 4 migration weekend. Our implementation team is on site for go-live. We don’t use slides — your staff learns by using the system on representative data.

A note from the founder
We started ExtendIQ after sitting with the front desk of a 184-room ES property and watching them work the extension queue out of three WhatsApp threads, a clipboard, and a dry-erase board. Every Friday-afternoon “maybe I’ll stay another two weeks” conversation became a Monday-morning scramble. After-hours messages waited until 7 AM. Housekeeping requests crossed three radios before someone showed up. Their team was working harder than any front desk I’ve met. The software was built for the wrong business. So we built one for the right one.
